The quarter

Built between the orchards, not on top of them

The masterplan for Am Pull turns the existing landscape into the structure of the quarter: the old standard-tree orchards and hedgerows stay as north-south green corridors that separate the building plots.

Quiet streets, no through traffic

Streets are planned as a 30 km/h zone with loops and cul-de-sacs, deliberately avoiding a shortcut around the route de Trèves.

Two full storeys in the west

The first phase brings semi-detached houses and terraces of up to four units, capped at two full storeys.

Facing south

The land falls about 4% towards the south-southeast and the Aalbaach stream. Gardens and living spaces open onto the valley.

At least 10% affordable homes

The share of moderately priced housing is fixed in the masterplan for the quarter.

Phasing

Phase I is the western sector

The quarter is built in two phases. We start in the west, extending the existing “um Trénker” neighbourhood.

Phase I

Western sector

4.3 ha · 86–107 homes

Semi-detached houses and terraces of up to four units, two full storeys, flat or pitched roofs. Access via rue Wiltheim and um Trénker.

Sales expected early 2027 – list open

Part of Phase I

A share of the Phase I homes is marketed under a jointly signed convention between ImmoSolutions, a brand of iSOLUTIONS S.à r.l., and Arend & Fischbach. The remaining Phase I units and the later building phases are not covered by this.

Phase II

Central sector

7.3 ha · 182–219 homes

Mainly apartment buildings with up to eight units and three full storeys, with their own access from the route de Trèves.

Open space

The orchards stay part of the quarter

Standard-tree orchards, tree rows and hedges are listed in the biotope register and become part of the public space. Rainwater is collected separately and carried in open channels to retention basins in the south-east. Planting uses regional species so the green corridors connect to the landscape along the Aalbaach.

Questions

What is settled – and what is not

When do Phase I sales start?

What will the houses cost?

Prices are published at the sales launch. They depend on the final floor plans and specification, which are fixed as part of the detailed development plan (PAP).

Which house types are in Phase I?

Semi-detached houses and terraces of up to four adjoining units, each with two full storeys and a flat or pitched roof.

Will there be apartments?

Yes, mainly in the central sector of Phase II: buildings with up to eight apartments over three full storeys.

How much parking is planned?

Up to two private spaces per home on the plot, optionally as a carport, plus public parking for cars and bicycles in the streets and squares.

How close are school and childcare?

The school, maison relais and sports facilities are in the Am Sand centre north of the route de Trèves, a few minutes on foot. Playgrounds and local services are also planned inside the quarter.
